Terms and Conditions of Tenant Referral Scheme 

General Terms and Conditions

1. The Tenant Referral Scheme (“Promotion“) runs from 1 June 2025 to 31 December 2025, both dates inclusive, or while the quota is full, whichever is earlier (“Promotion Period”). The Promotion is limited to 20 quotas on a first come, first served basis, while quota lasts.
2. To be a qualified referrer, he or she must be an existing tenant or former tenant under a tenancy agreement in relation to a unit of the selected Signature Homes residential properties under the Sun Hung Kai Properties Group (“Referrer”).
3. The Referrer should directly introduce a new tenant (“Referee”) to Signature Homes' leasing staff.
4. The Referrer shall not be any staff of Sun Hung Kai Properties Group and its subsidiaries or affiliates (including Signature Homes).
5. The Referee shall not be an existing tenant or occupant of any Signature Homes properties or any staff of Sun Hung Kai Properties Group and its subsidiaries or affiliates (including Signature Homes).
6. The Referee has not made any direct or indirect contact (e.g. via property agent) with Signature Homes or the Landlord within a period of six months before the date of introduction.
7. The Referrer and Referee will be entitled to receive designated rewards (“Referral Rewards”) as shown below table upon both Referrer and Referee fulfill aforesaid requirements and Referee has successfully signed off a 24-month or above residential lease with Signature Homes for designated residences (“New Tenancy Agreement”) within the Promotion Period (“Successful Referral”).

9. The said introduction shall be valid for twelve (12) months counting from the date of introduction. For the avoidance of doubt, if no leasing or licensing is achieved within the above said twelve (12) months’ period, no Referral Rewards shall be granted to the Referrer and the Referee.
10. Subject to the aforesaid, a Referrer shall be entitled to the Referral Rewards in respect of the Successful Referral up to three (3) times in maximum during the Promotion Period. 
11. Each Referee is entitled to the Referral Rewards once.
12. A redemption letter of Referral Rewards (“Redemption Letter”) will be issued to the Referrer and Referee respectively within 30 days after the Successful Referral. Referrer and Referee are required to follow the instructions stated in the Redemption Letter to redeem the Referral Rewards.
13. The Redemption Letter can only be redeemed for Referral Rewards once. Lost, stolen, or damaged Redemption Letters will not be reissued.
14. This Promotion cannot be used in conjunction with other promotional offers offered by Signature Homes.
15. The Referral Rewards cannot be refunded and/or redeemed for cash.
16. The Referral Rewards are subject to availability. Signature Homes reserves the final right to discontinue the Referral Rewards or to substitute a similar reward of equal value at any time without notice prior to that Referral Reward being redeemed.
17. The Referral Rewards are subject to the terms and conditions and restrictions imposed by merchandise, travel, or other providers. Sun Hung Kai Properties Limited and Signature Homes shall assume no responsibility for the quality of the goods or services redeemed as the Referral Reward, including rendered and their after-sales services. 18. Signature Homes reserves the final right to cancel, terminate or change any of these terms and conditions at any time without prior notice. The entitlement of the Referral Rewards shall be at the sole discretion of Signature Homes and Sun Hung Kai Properties Limited.
19. The conditions aforesaid are subject to the terms and conditions of the New Tenancy Agreement and the availabilities for selected residential leasing properties of Signature Homes. For details, please contact the Signature Homes General Hotline (+852 9228 2931).
20. Signature Homes and Sun Hung Kai Properties Limited shall not be liable for any disputes arising between Referrer and Referee.
21. Sun Hung Kai Properties Limited and Signature Homes reserve the right of interpretation to the aforesaid terms and conditions in case of any dispute, which interpretation shall be binding and conclusive.

Hong Kong ifc mall

1. The Referral Rewards will be awarded by Hong Kong ifc mall (hereinafter called "ifc mall") upon presenting a valid Redemption Letter at CLUB ic Lobby and has successfully registered for CLUB ic membership in person on or before 31 January 2026. Late registration will not be accepted.
2. For Referrer and Referee who are existing CLUB ic Purple members, ifc mall will extend a membership upgrade to Gold tier upon the presentation of the Redemption Letter.
3. The membership will only be activated upon the completion of registration with all necessary information. Referrer and Referee will be entitled to the ifc mall e-Gift Vouchers (“ifc mall Voucher) upon the Successful Referral. The ifc mall Voucher will be valid from the date of issuance to 31 December 2026 (“both dates inclusive”).  The ifc mall Voucher is available after login to CLUB ic account on “ifc mall (Hong Kong)” iPhone/Android applications and can only be used at outlets of the participating merchants at ifc mall. Please refer to the list of the participating merchants on the App. Other terms and conditions of the Voucher apply.
4. Referrer and Referee will be entitled to a CLUB ic Gold membership until 31 December 2026, starting from the membership registered date. Thereafter, the membership level will be reviewed at the beginning of 2027 and determined by the total ifc Points accumulated in 2026. If Referrer and Referee reached 300,000 ifc Points or above before 31 December 2026, the membership tier upgrade will be reflected on the next day of ifc Points registration. If the Applicant reaches less than 150,000 ifc Points by 31 December 2026, the membership tier will be downgraded to the corresponding lower membership tier, based on the accumulated ifc Points in the last calendar year. The use and validity of the CLUB ic Gold membership are subject to respective terms and conditions.
5. Referrer and Referee who is an existing CLUB ic Gold member or above member upon the date of redemption, will only be entitled to the ifc mall Voucher, subject to the fulfillment of the requirement in General Terms and Conditions Clause 7.
6. The Referral Rewards cannot be refunded and/or redeemed for cash.

Ritz Carlton

1. The Ritz-Carlton HK$5,000 gift voucher with a special QR code (“Ritz-Carlton Voucher) will be awarded by The Ritz-Carlton, Hong Kong Hotel (hereinafter called "Ritz-Carlton"), subject to the fulfillment of the requirement in General Terms and Conditions Clause 7.
2. Ritz-Carlton Voucher is valid for one year (365 days) from the issuing date on the voucher.
3. The QR code on the Ritz-Carlton Voucher must be presented for redemption and will not be replaced in case of loss.
4. Advanced reservations on applicable hotel facilities are required. Referrer and Referee should make reservation before the expiry date of the Ritz-Carlton Voucher. For the list of applicable hotel facilities, please contact The Ritz-Carlton at +852 2263 2263.
5. Each QR code can only be redeemed once, and must be redeemed and used at The Ritz-Carlton, Hong Kong.
6. The Ritz-Carlton Voucher cannot be extend and must be redeemed on or before the expiry date. Late redemption will not be accepted.
7. The Ritz-Carlton Voucher cannot be refunded and/or redeemed for cash.

Shanghai Family Experience

1. The Shanghai Family Experience (“Shanghai Experience”) will be awarded by Signature Homes, subject to the fulfillment of the requirement in General Terms and Conditions Clause 7. Please contact Signature Homes Hotline at 9228 2931 on the reservation and booking arrangement 2 months before your desired departure date for your Shanghai Experience.
2. The 2-night stays at two-bedroom suites with breakfast for 3 (“Free Stay”) will be rewarded by ifc residence (hereinafter called "ifc residence").
3. The Free stay is subject to the availability of the prescribed room types as above of the selected dates.
4. The Free Stay is not transferrable and are not redeemable for cash and cannot be combined with any other offers or promotion rates or discounted rates offered by ifc residence.
5. Referrer and Referee will be responsible for any deposit, applicable taxes, surcharges and other service fees, in relation to the Free Stay.

8. The ifc residence policies apply, in case of disputes, the decision of ifc residence shall be final.
9. The airline provider of the Business Class Round-Trip Plane Tickets (“Plane Tickets”) for 2 adults and 1 child will be either Shanghai Airline or China Eastern Airline, and subject to the availability of flights of the selected dates, departing and return from Hong Kong / Shanghai for tickets. Signature Homes reserves the final right to substitute the Plane Tickets of equal value at any time without prior notice.
10. The Plane Tickets have to be issued at least 7 days before departure date.
11. The Plane Tickets shall be non-refundable and non-changeable. Referrer and Referee will be responsible for any applicable taxes, surcharges and other fees, including but not limited to baggage fee, rebooking fee, re-routing fee and refund fee in relation to the Plane Tickets.
12. The Plane Tickets are subject to the respective terms and conditions of the selected airline provider. Please contact the selected airline provider for details.
13. Signature Homes shall assume no responsibility for the quality and after-sale services provided by the selected airplane provider,
14. The Shanghai Disneyland One-Day General Admission Ticket - Preferred for 2 adults and 1 child (“Disney Tickets”) will be awarded by Shanghai Disneyland.
15. The Disney Tickets will be subject to the availability of Disney tickets on the desired visitation date.
16. Referrer and referee are required to make a reservation in advance according to the eligible visitation days of the Disney tickets at https://shdr.cn/df, and enter the park upon a successful reservation.
17. The Disney Tickets shall be non-refundable and non-changeable. Referrer and Referee will be responsible for any applicable taxes, surcharges, re-booking fee and other fees in relation to the Disney Tickets.
